Please note that the appraisal process by definition is to be independent and impartial.  As such, we will not accept orders whereby a client or any third party attempts to place pressure to arrive at a specific value or direction in value.  The amount needed to "get a deal done", "obtain a loan", "earn a commission", "keep my house", etc. are not relevant to an impartial appraisal.  The amount of a previous appraisal is not relevant to a current appraisal.  The amount of a prior sale does not dictate the results of a current appraisal.  Further, while and appraisal is not a home inspection, we are required to disclose any detrimental features or conditions noted during site viewing.  Thank you for your understanding.
